THINKING OF BUYING?

 

It is no small task to find the perfect home, in the right neighborhood, and, at a price that is within your budget. It is vital to determine your specific “NEEDS” versus your “LIKES” to properly begin the educational process of locating and buying your new home.

 

Key Steps To A Successful Purchase

 

1.     Get help…get pre-approved and get ready!!!

 

·         Choosing the right Realtor® to represent your best interests, whose experience is proven, is of the utmost importance! You and your Realtor® will forge a relationship that is built on mutual trust and respect. You have many choices in choosing a Realtor® and I thank you in advanced for considering me!

·         There is NOTHING more frustrating than discovering the “home of your dreams” is out of your price range! YOUR FIRST STEP IS TO SPEAK WITH A LENDER to learn about the different financing options available to you. This way, when you do find your dream home, you will be ready to move forward confidently in the home buying process. 

 

2.    Determine your specific “NEEDS” versus your “LIKES”.

 

·         Ask yourself (honestly) what do I “NEED” in a home? And, what would I “LIKE” in a home? As simple as this sounds, it’s not just determining how many bedrooms and bathrooms you need. And, if you are a first time home buyer and are looking for a one-bedroom starter condo,  the reality is the real estate market offers a variety of:

§ Floorplans…is a single-level home your preference?

§ Neighborhoods…consider school districts and the proximity of the home to your employment.

§ Home designs…do you prefer a detached home with character that was built in the 30’s, 40’s or 50’s and is built on a raised foundation? Or, do you prefer a new home? Or, perhaps a home that has recently been remodeled? Maybe you are considering buying a fixer? Is a luxury condo more to your lifestyle? Do you need a space dedicated to office use?

·         Now, let’s talk about what you would “LIKE”. 

§ Are you considering a condo? Luxury, or not. Perhaps you would LIKE a more premium orientation or location? Remember, the higher the floor, the higher the premium in the asking price.

§ If you are considering a condo, would you LIKE to be able to BBQ on your private patio or is a community BBQ sufficient?

§ Would you LIKE a home that has the potential to move from a 5-year homeownership possibility to a 10-year possibility? This is a critical consideration in the initial search of a home. Does the home have the ability to be remodeled and add additional living space?

§ Would you LIKE to be able to have a large home entertainment system?

4.    Let’s Make A Deal!!!

 

·         Prior to making an offer, review recently SOLD comparables to determine the current market value of the home. This is the best benchmark for what price the home will sell for.

·         Once your offer is mutually accepted and escrow has been opened, we will:

§ Immediately schedule the appraisal and home inspections and prepare a Request For Repairs.

§ Complete all lender’s requirements, satisfy any underwriter contingencies and finalize closing of escrow.
